What you'll learn

What you'll be able to do

  • Explain why a high physician income does not automatically build wealth, and identify the specific gaps that leave high earners financially vulnerable
  • Compare the main investment vehicles available to physicians — equities, real estate, and passive vehicles — and articulate the trade-offs of each
  • Distinguish between short-term rentals, long-term rentals, and passive real estate structures, and evaluate which model fits a given lifestyle and schedule
  • Read a basic real estate deal using core metrics — gross revenue, operating expenses, cash flow, ROI, and cash-on-cash return — without advanced underwriting

If you're reading this, there's a good chance you've had a version of this realization: the income finally arrived — or it's coming soon — and you're not entirely sure what to do with it. You've spent years becoming exceptionally good at one thing, and that focus, which served you so well clinically, left almost no room for financial education. That's not a character flaw. It's a structural gap in how physicians are trained.

I built this primer because that gap is real, it's common, and it's fixable. High income is a powerful tool — but only if you understand the landscape you're operating in. Without that foundation, even a physician earning well can find themselves a decade into practice with less financial security than their income would suggest. Lifestyle creep, late investment starts, opaque fee structures, and the occasional predatory "opportunity" marketed specifically to doctors — these are not hypothetical risks. They're the pattern I kept seeing, and they're the reason this course exists.

What I've tried to do here is give you what a trusted senior colleague would give you at a whiteboard: a clear, honest map of the terrain. We cover the core investment options available to physicians — equities, real estate in its various forms, and passive vehicles — without oversimplifying the trade-offs or overclaiming on returns. We work through real estate deal fundamentals at a level where you can read a basic opportunity and know what you're looking at. And we cover the red flags that protect you before you ever have to learn from a costly mistake.

I want to be direct about what this course is not. It is not a path to overnight returns. It does not tell you which specific investments to make. It makes no performance claims, because I don't think that's honest and I don't think that's useful. What it does is give you the analytical framework — the financial literacy — that lets you engage with any opportunity, any advisor, and any decision from a position of clarity rather than anxiety.

You've spent your career becoming someone your patients can trust with their health. This is the course that helps you become someone you can trust with your own financial future. I'm glad you're here — let's get to work.
